What RET is watching now

5 changes · dates shown

Broward condos

10.2 months

More choice than house buyers have.

What changed

Supply is 10.2 months, versus 4.2 for houses. Condo active inventory is down 12% year over year.

What it means · What to do

Why it matters

Buyers have more room to compare units, but shrinking inventory means that room is not guaranteed to keep widening.

RET view

Compare total monthly costs, reserves, planned work and lending eligibility before negotiating.

Boca Raton

78 days

A higher median is not a reason to rush.

What changed

The all-home median rose 8.3% year over year; 27.6% of listings in the series had price drops.

What it means · What to do

Why it matters

The city headline can rise while individual sellers still negotiate.

RET view

Choose the building or community first, then compare recent similar sales and homes for sale.

South Florida luxury

407 sales

The highest price tier has a different buyer pool.

What changed

The regional report records 407 sales at $10M or more through September; 86% were cash.

What it means · What to do

Why it matters

That buyer pool is less dependent on mortgage qualification. It does not establish demand for every expensive property.

RET view

Check the features a future buyer could not easily replace, the annual costs and competing homes. Regional growth does not value an individual home.

Financing

7.32%

A lower weekly rate still leaves a large financing bill.

What changed

Freddie Mac’s 30-year benchmark fell from 7.40% a week earlier; it was 6.19% a year earlier.

What it means · What to do

Why it matters

The current payment can remain meaningfully higher than a year ago even after a better week.

RET view

Obtain an actual loan quote, including points and fees. The national conforming benchmark is not a jumbo quote.

The timing of deposits changes the comparison.

What changed

Waldorf Pompano’s October 5 schedule requires 35% at signing. Rivage’s October 23 schedule begins at 20%, with 40% before closing.

What it means · What to do

Why it matters

Two homes with similar prices can tie up very different amounts of cash at the start.

RET Conviction List

Reasons to consider them and what could change our view

These homes need a clear reason to consider them and a current review of the risks. This is a research shortlist, not a recommendation to buy or a promised return. A price, status or comparison change can remove a home until it is reviewed again.

No home currently meets the Conviction List standard. Each entry needs a clear advantage, current price and status, useful comparable sales, and source information checked within seven days. RET will leave the list empty until those checks pass.

The median is the middle sale price. The sale-to-list percentage compares the price paid with the asking price used by that source; 96% means about $96 paid for every $100 asked, on average. County figures here use original asks, while city sale-to-list figures use the source’s listing-price definition. These percentages do not predict a discount on a particular home. Price-cut share shows how many listings had a reduction, not how large the cuts were. Year-over-year change compares the same period a year earlier.

Each city sells a different mix of homes. The median is the middle sale price; it does not compare identical houses or track the same home’s value over time. City figures also do not tell you how many homes are available in a particular neighborhood.

Lighthouse Point / Pompano

What can be established now?

The SE 17th Street rule, effective 19 February 2026, uses hourly openings in the weekday 6:50–9:10 a.m. and 3:50–6:10 p.m. windows. Published nominal closed clearance is 55 feet at mean high water. These facts do not establish the clearance at your tide, current channel depth or your vessel’s safe passage.

Still address-specific: dated soundings, vessel dimensions, turning room, dock permission, seawall engineering, replacement permits, flood elevation, current insurance and a tested transit plan. Unknowns stay unknown; RET does not certify navigation.
