Where do buyers or sellers have more room to negotiate, and why?
Updated · The periods covered by the figures are shown separately.
These county figures help show who has more room to negotiate. RET considers homes for sale, selling times and negotiated prices together. A specific home may face different competition.

For sellers
Price against current competing houses. A tighter county backdrop does not justify ignoring a cheaper comparable.
Strong buyer leverage means several signs favor a patient buyer. Moderate buyer leverage means buyers have some advantage. Balanced means neither side has a clear overall advantage. Moderate seller leverage means fewer choices for buyers, with room to negotiate on individual homes. Strong seller leverage needs clear evidence of limited supply and competing buyers; no segment in this edition has that label.
Months of supply estimates how long the homes for sale would take to sell at the recent pace. More months generally mean more choice for buyers. The county source calls 6–9 months balanced. RET also considers selling times, prices paid compared with original asks, and changes in the number of homes for sale. These labels are judgments about the market, not a property score.
Days to contract measure the wait for an agreement, not the full time until closing. Sales at 93% of original asking prices show that sellers accepted less on average; they do not promise 7% off a current ask. Palm Beach County figures are broader than Boca Raton. County price-cut shares are not verified, and Broward sales direction is withheld until the source figures agree.

A higher median coexists with a longer selling period and negotiated prices. Separate club homes, condos and downtown supply.

The median is the middle sale price. The sale-to-list percentage compares the price paid with the asking price used by that source; 96% means about $96 paid for every $100 asked, on average. County figures here use original asks, while city sale-to-list figures use the source’s listing-price definition. These percentages do not predict a discount on a particular home. Price-cut share shows how many listings had a reduction, not how large the cuts were. Year-over-year change compares the same period a year earlier.
Each city sells a different mix of homes. The median is the middle sale price; it does not compare identical houses or track the same home’s value over time. City figures also do not tell you how many homes are available in a particular neighborhood.
