RET does not rank properties simply by price. It looks for a reasoned advantage within the right peer group.
A reason to investigate. A clear account of the trade-offs.
RET reviews property evidence privately and explains the context through editorial guides. Individual listings appear only after both editorial review and display checks.
Relative value
How the asking position compares with relevant properties—not an appraisal.
Demand and liquidity
Evidence of buyer activity, time to contract and depth of the resale market.
Micro-location
The block, building, waterway and immediate setting, beyond the postal address.
Scarcity
Attributes that are difficult to replace, with evidence for their usefulness.
Property quality
Condition, design, functionality and likely work required.
Lifestyle utility
How well the property serves a buyer’s actual use, including boating needs.
Ownership economics
Taxes, insurance, HOA costs, reserves, assessments and ongoing maintenance.
Market opportunity
Material price or status changes that justify a new review.
Downside / resale protection
Constraints and resale risks to investigate; no protection or return is guaranteed.
The lens changes with the property.
Waterfront
Boating capability, dock rights, bridges, waterway dimensions and infrastructure matter more. An ocean-access label is not vessel compatibility.
Estates
Lot utility, privacy, community, condition and resale depth matter more. Parkland and estate properties require their own comparison context.
Condos
Building health, reserves, assessments, HOA economics and financing eligibility matter more. Unit price alone is incomplete.
What we won’t hide
Open questions, weak comparable evidence and ownership drawbacks belong beside the selection reasons. A property can be worth attention and still require caution.
Human review precedes publication. Internal formulas, scores and weights remain private. A published selection requires a documented review; a model signal alone is not a recommendation.
