Can your boat use the full route?
A 2026 bridge-rule change shows why buyers need to check the whole boat route behind an ocean-access claim.

The Question
Can a buyer leave the berth when intended? The Coast Guard's January 20 final rule changed SE 17th Street's weekday peak operation effective February 19, 2026. The published nominal closed clearance remains 55 feet at mean high water; a tall vessel may depend on openings.
What changed?
| Period / datum | Published rule | Practical implication |
|---|---|---|
| Normal operation | On hour and half hour | Plan arrival rather than assume immediate passage |
| Weekdays 6:50–9:10 a.m. | On hour | Half-hour expectation no longer works in this window |
| Weekdays 3:50–6:10 p.m. | On hour | Return schedule may be constrained |
| Closed clearance | Nominal 55 feet at mean high water | Match air draft and actual tide; do not treat nominal clearance as a pilotage assurance |
What it means for you
A hypothetical boat standing 65 feet above the water needs an opening at that stated water level. A smaller boat may pass under the closed bridge. That makes the same house more convenient for one owner than another. A route without fixed bridges still needs current depth and turning-space checks.
Who Should Care
Las Olas Isles, Rio Vista and Coral Ridge buyers should trace their own address-to-inlet route, including each bridge and no-wake segment. Deep-draft buyers need dated soundings; NOAA describes Boca Inlet shoaling and navigation hazards, so a broad ocean-access label cannot establish current safe depth or a fixed travel time.
What RET would do next
Check dock rights, depth, turning room and the full route before paying extra for frontage. If two homes work, compare bridge waits and major maintenance costs. If one cannot accommodate your boat, a lower price per interior square foot does not solve the problem.
Worth Knowing
A standard NFIP residential policy has a $250,000 building limit. At a hypothetical $10M acquisition, that is 2.5% of price, and purchase price includes uninsured land. Obtain the actual structure coverage, excess layer and deductibles; the policy limit alone cannot establish whether the improvement is properly insured.
What to Compare
Obtain a seawall inspection and replacement scope alongside current permits. DEP aquatic-preserve guidance has specific dock criteria, including a 160-square-foot terminal-platform criterion in that regime. A visible existing dock is not proof that the same structure may lawfully be replaced or expanded.
