Set expectations from the right competition, not a regional headline.

What your asking price has to beat
Broward houses had 4.2 months of supply and 39 median days to contract in September 2026; condos had 10.2 months and 69 days. The median original-list received ratios were 96% and 93%. Those are separate county segments, not promises about your house or building.
In the three-month city series ending September, Weston had 81 days on market and a 35.2% price-drop share; Parkland had 57 days and 29.7%. A tighter city backdrop still does not make every original asking price credible.
A useful pricing meeting has three lists
- Recent sales: choose homes with similar location, size, usable land, condition and ownership costs. Explain the differences.
- Active competition: the homes a buyer can choose today, including lower-priced or better-presented substitutes.
- Friction: association documents, insurance, repairs, access restrictions and financing questions that can stop a buyer.
RET property pages show similar completed sales and homes currently for sale when the information supports a comparison. The RET collection is not every home on the market.
What overpricing looks like
Watch for a home priced above a suitable alternative without a clear extra benefit, annual costs higher than the marketing suggests, or repeated buyer objections to the price. These are reasons to review the asking price; they do not set an exact offer or sale price.
Who is your buyer?
A financed buyer needs the property and building to qualify as well as the household. A cash buyer still compares annual running costs and resale choices. The regional luxury cash share cannot be transferred to an ordinary condo or used to promise an all-cash offer.
Competing new development
Compare a completed home’s immediate use and known condition with a new project’s deposit schedule, uncertain closing date and service budget. Do not treat every announced residence as a currently available competing home.
