Updated · The periods covered by the figures are shown separately.

Last verified: · source evidence

Months of supply estimates how long the homes currently for sale would take to sell at the recent pace. More months generally give buyers more choice. The median is the middle sale price; it does not track the same home over time.

Broward condos

10.2 months

More choice than house buyers have.

What changed

Supply is 10.2 months, versus 4.2 for houses. Condo active inventory is down 12% year over year.

What it means · What to do

Why it matters

Buyers have more room to compare units, but shrinking inventory means that room is not guaranteed to keep widening.

RET view

Compare total monthly costs, reserves, planned work and lending eligibility before negotiating.

Boca Raton

78 days

A higher median is not a reason to rush.

What changed

The all-home median rose 8.3% year over year; 27.6% of listings in the series had price drops.

What it means · What to do

Why it matters

The city headline can rise while individual sellers still negotiate.

RET view

Choose the building or community first, then compare recent similar sales and homes for sale.

South Florida luxury

407 sales

The highest price tier has a different buyer pool.

What changed

The regional report records 407 sales at $10M or more through September; 86% were cash.

What it means · What to do

Why it matters

That buyer pool is less dependent on mortgage qualification. It does not establish demand for every expensive property.

RET view

Check the features a future buyer could not easily replace, the annual costs and competing homes. Regional growth does not value an individual home.

Financing

7.32%

A lower weekly rate still leaves a large financing bill.

What changed

Freddie Mac’s 30-year benchmark fell from 7.40% a week earlier; it was 6.19% a year earlier.

What it means · What to do

Why it matters

The current payment can remain meaningfully higher than a year ago even after a better week.

RET view

Obtain an actual loan quote, including points and fees. The national conforming benchmark is not a jumbo quote.

New development

35% at signing

The timing of deposits changes the comparison.

What changed

Waldorf Pompano’s October 5 schedule requires 35% at signing. Rivage’s October 23 schedule begins at 20%, with 40% before closing.

What it means · What to do

Why it matters

Two homes with similar prices can tie up very different amounts of cash at the start.

RET view

Compare trigger dates, refund rights and delivery risk in the actual agreement, alongside the headline price.

The county evidence

These county figures help show who has more room to negotiate. RET considers homes for sale, selling times and negotiated prices together. A specific home may face different competition.

Broward · Single-family

Moderate seller leverage

4.2 months of supply · 39 days to contract

Prepare financing and inspections for a well-priced house. Check a high asking price against recent sales of similar homes.

Sale price as % of original asking price

For sellers

Price against current competing houses. A tighter county backdrop does not justify ignoring a cheaper comparable.

Broward · Condo

Strong buyer leverage

10.2 months of supply · 69 days to contract

Compare several units, then negotiate price, credits and terms after checking the building budget and lending eligibility.

For sellers

Budget and inspection documents help defend the price. Competing units and ownership costs matter more than the old peak.

Palm Beach County · Single-family

Moderate seller leverage

3.6 months of supply · 43 days to contract

Have the financing ready, but compare the same community and condition before paying for urgency.

For sellers

Fewer houses for sale support realistic pricing. They do not automatically justify charging more than a similar competing home.

What the negotiating labels mean

Strong buyer leverage means several signs favor a patient buyer. Moderate buyer leverage means buyers have some advantage. Balanced means neither side has a clear overall advantage. Moderate seller leverage means fewer choices for buyers, with room to negotiate on individual homes. Strong seller leverage needs clear evidence of limited supply and competing buyers; no segment in this edition has that label.

Months of supply estimates how long the homes for sale would take to sell at the recent pace. More months generally mean more choice for buyers. The county source calls 6–9 months balanced. RET also considers selling times, prices paid compared with original asks, and changes in the number of homes for sale. These labels are judgments about the market, not a property score.

Days to contract measure the wait for an agreement, not the full time until closing. Sales at 93% of original asking prices show that sellers accepted less on average; they do not promise 7% off a current ask. Palm Beach County figures are broader than Boca Raton. County price-cut shares are not verified, and Broward sales direction is withheld until the source figures agree.
