Fort Lauderdale Intelligence

Fort Lauderdale’s middle sale price has risen, but homes are taking longer to sell and county condo prices have weakened.

Updated · The periods covered by the figures are shown separately.

The Question

A rising city median does not automatically support a higher asking price. Fort Lauderdale's $604,712 median rose 14.1% from a year earlier, but sales fell 1.6% and days on market were 104. A different mix of homes sold can change the median without every home gaining value.

Broward houses had 4.2 months of supply and a $641,500 median, while condos had 10.2 months and a $235,000 median. Condo pricing was down 14.55% year over year. These county figures explain why one city headline cannot set both a waterfront house and an older condo offer.

What it means for you

Fort Lauderdale's 104 days on market is longer than Parkland's 57, but the mix of homes differs. For the home you want, check boating access, condo financing and condition separately. Those details may explain why buyers are holding back.

Who Should Care

Condo buyers should connect the broader supply overhang to the building's budget, structural work and lending eligibility. Boat owners comparing houses should instead establish berth and route fit; 55-foot nominal closed clearance at SE 17th Street can matter more than the city median.

What RET would do next

First choose the type of home: house or condo, water access or water view, completed or planned. Then compare sales in that category. The city's 14.1% median increase does not justify paying more for a home with different condition, fees or likely buyers.

Worth Knowing

Fort Lauderdale's 94.7% sale-to-list ratio and 30.8% price-drop share show that higher closed medians coexist with individual sellers adjusting. A price cut is common enough to require a value test rather than function as a stand-alone opportunity signal.

What to Compare

Compare canal houses with the same bridge and inlet route, condos with similar building costs, and new city residences with completed alternatives. Viceroy's 500-foot tower and 30,000 amenity sq ft offer a different way of living from a private deep-water dock.

Sources and dates

Research reviewed October 23, 2026. Periods, geography and property type follow each source; asking prices are not closing prices, medians are not repeat-sale appreciation, and illustrated costs are assumptions. RET analysis is not an appraisal or a forecast. Property documents and current written quotes govern a transaction.

Use this evidence

The median rose while closed sales fell. Segment houses, condos and usable waterfront before applying the city headline.

Compare next: Boca Raton. Use the side-by-side evidence, then compare actual similar homes.

Still unverified in this series: city months of supply, property-type inventory totals and the dominant housing share. The mixed-home median cannot price a particular subdivision, waterfront site or condominium.
