Compare projects that a buyer might choose instead, including the money due before closing and the expected delivery dates.

Compare the competing choice, not just the brand
The monitor compares 12 selected projects in different settings: West Palm waterfront, Miami Beach and Bal Harbour beachfront, Fort Lauderdale marina and city locations, Brickell Key, and the Boca resort. It is not every project in the area or a verified count of unsold homes.
Rivage’s 56 homes, Waldorf Pompano’s 92 and Mandarin South’s 228 are different collection sizes. They do not establish a units-per-acre density ranking. Bahia Mar’s 80 Private and 106 Resort homes must remain separate collections; Mandarin’s Hotel Residences must not silently be counted as private residences.
Cash competes as well as price
Waldorf Pompano's supplied schedule requires 35% at signing. Rivage starts at 20% and reaches 40% before closing. Mandarin's four 10% installments also reach 40%, but two timing anchors need clarification. Compare the dates you must pay, not just the total deposit.
A 2027 marketing estimate and a 2030 estimate create different interim-housing, financing and execution questions. Neither is a binding guarantee.
What can be said about the buyer pool?
The regional report records 407 sales at $10M or more through September 2026, with 86% paid in cash. Those are completed sales at a particular price level. They do not predict the sales pace or unsold homes at a new project.
The reviewed information does not establish how much extra the brand alone is worth or what percentage of buyers the projects share. Compare size, site, services, refund terms and completed alternatives before paying more.
Questions to resolve before positioning a launch
- Which delivered home and competing launch would the same buyer realistically choose?
- How much cash is committed before the buyer can use the home?
- Which service or membership rights survive resale, and at what cost?
- What named-residence inventory and delivery evidence is current?
- What physical advantage would remain if a competitor copied the amenity program?
Bring the evidence into your decision.
