Boca’s project map separates proposal from completion
For a particular view, check what can be built on the land in front of it. A citywide construction count will not answer that question.

The Question
What is behind today's open gap? Boca's municipal report records 1,202 approved residential units awaiting completion or occupancy at December 31, 2025. That is documented development capacity at a dated cutoff, not proof of 1,202 unsold luxury condos today.
What changed?
| Project | Reported program | Buyer consequence |
|---|---|---|
| Camino Square Phase 2 | 374 residences | Check current status and actual view direction |
| Modera Boca | 306 residences | Apartment supply can change alternatives and surroundings |
| Residences of Boca | 190 residences | Study actual approved envelope near a contemplated unit |
| Royal Palm ALF | 161 residences | Assisted living is not a direct luxury condo comp |
| 280 E Palmetto | 28 residences | Smaller count can still matter to a neighboring sightline |
| Aletto | 134,173 office sq ft | A nonresidential building may affect a view more than distant housing |
What it means for you
Future competition and a blocked view are separate questions. An office project adds no condos for sale but may affect light and outlook. A rental building may attract tenants without offering the same ownership rights. Identify what each nearby project changes before deciding how it affects your purchase.
Who Should Care
If a lower-floor home faces undeveloped land, get the approved building plans before paying extra for the view. If you plan to resell near a new project's completion, watch actual availability at the same size and price. A nearby 28-home project may matter more than 374 homes serving different buyers or outside your view.
What RET would do next
Check the nearby parcel and permitted building height before treating a view as protected. For competing homes, compare availability and delivery timing. For other development, assess construction, traffic and outlook separately. Do not count every nearby project as competing luxury housing.
Worth Knowing
The municipal map includes in-review, approved, under-construction and recently completed projects. The annual report's cutoff precedes this October research, so each meaningful parcel requires an updated status check. ALINA 220 occupancy approval in 2025 is a concrete reason not to label the entire community future undelivered inventory.
What to Compare
Compare a planned 2029 Boca resort residence with completed ALINA alternatives, current named units and actual membership rights. The resort's 75 homes define a program, not remaining availability; delivery timing and unsold developer competition matter more to a short-hold buyer than a simple count of cranes.
