Boca’s new resort residences: verify the operating proposition

The 75-home resort project gives buyers another option. Check membership rights, costs and the time until you can move in.

The Question

Confirm what comes with the home and what requires a separate membership. The official May 20, 2026 announcement describes 75 residences. The resort advertises an invitation to Elite Residential Membership. Read its agreement for costs and access before treating it as a permanent right attached to the deed.

What it means for you

Boca's city figures show a $774,631 median and 78 days on market. The planned resort residences are a different type of purchase, so the city median cannot establish what they are worth. Compare a specific offered home with a completed downtown or resort-adjacent alternative at the same total budget.

Who Should Care

If you expect frequent guest visits, check guest limits, booking priority and which services cost extra. If you may sell sooner, check transfer rules and resale fees. A future buyer must be able and willing to take on the membership. A 75-home launch does not tell you how many such buyers exist.

What RET would do next

Keep the resort offering on a service-led shortlist when the buyer values the contracted access. Do not price an unverified free or perpetual club membership into the purchase. Set a completed-home alternative and a maximum all-in annual budget before accepting a named-unit quote or deposit schedule.

Worth Knowing

The city's 2026 downtown report records occupancy approval for ALINA 220 in 2025. It also lists 1,202 approved residences still awaiting completion or occupancy at its year-end cutoff. Apartments and assisted living can affect the surroundings, but they do not all compete with a resort residence for the same buyer.

What to Compare

Compare interior area, private outdoor space, actual service rights, recurring fees, deposit timing and the cost of interim housing through estimated 2029 completion. If the owner's planned exit is close to delivery, competing developer inventory and assignment restrictions deserve more weight than the launch narrative.

Sources and dates

Research reviewed October 23, 2026. Periods, geography and property type follow each source; asking prices are not closing prices, medians are not repeat-sale appreciation, and illustrated costs are assumptions. RET analysis is not an appraisal or a forecast. Property documents and current written quotes govern a transaction.
