RET Quick Take

Service and the waterfront outlook are the proposition

The Ritz-Carlton Residences, West Palm Beach merits attention for the combination of a North Flagler Drive setting, private residential arrival and an extensive service program. The useful comparison is the chosen residence’s usable space, outlook and recurring costs against other West Palm Beach homes that serve the same daily routine.

The brand does not make every floor plan or view equally valuable. For the prices in the October sheet, compare the exact layout, terrace, privacy and written service rights before deciding how much extra to pay.

Project overview and current position

The supplied Purchaser’s Guide describes 138 residences in a 27-story building, developed by Related Group and BH Group, with Arquitectonica architecture, Rockwell Group interiors and Naturalficial landscape design. Standard residences are described as two to four bedrooms; the separately listed Penthouse B has five bedrooms.

The October 2026 sales sheet identifies two available residences. It is a dated developer-direct snapshot, not a live inventory feed or evidence that every other residence is sold. A current contractual delivery date and construction report were not included in the materials reviewed; RET will request those for the selected home.

This condominium is not oceanfront. The developer’s disclaimer places its frontage along Flagler Drive. Intracoastal and Palm Beach Island outlooks differ from direct beach ownership; renderings do not establish a protected view or beach-club entitlement.

26063 / 3.53,244 sq ft$8,362,900
Penthouse B5 / 64,990 sq ft$14,500,000

The Purchaser’s Guide also carries an older project-wide starting price of $2.5M. RET does not present that figure as an available October 2026 entry price. Interior and terrace measurement conventions should be checked against the selected plan and purchase documents.

Payment structure

The supplied guide describes 20% at contract, 10% at groundbreaking, 10% at top-off and 60% at closing. Those installments total 40% before closing. The applicable schedule for a buyer entering after a construction milestone, escrow protections and refund or assignment provisions require the current purchase agreement. No past milestone is represented as a future payment deadline here.

Ownership economics

Services are both a reason to consider the home and a cost to check. The guide separates included staffing from separately charged services such as housekeeping, chefs and arrival preparation. Confirm each service and its fee in the current documents.

The reviewed package does not give a current HOA amount. Budget for association fees, taxes, insurance, reserves, parking, storage and extra services before comparing annual costs. Neither the starting price nor the brand establishes a resale gain or rental return.

Location intelligence

North Flagler Drive creates a different daily pattern from living on Palm Beach Island or directly on the Atlantic. Assess the waterfront walk, the crossing to Palm Beach, downtown trips and access to the destinations you use. Test those routes at your own travel times; nearby on a map does not guarantee a convenient journey.

For this address, RET would compare the specific eastward outlook with road separation, balcony exposure and neighboring buildings. The waterfront exterior rendering is a conceptual perspective, not a representation of an individual residence’s sight line.

RET Worth Knowing

  • Beach access: no separate beach-club membership, entitlement or cost is confirmed by the reviewed package.
  • Service scope: inclusive and à la carte services are different categories. Obtain the current budget and service schedule.
  • Delivery: a binding delivery date and current construction status remain residence-level due diligence.
  • Brand: Marriott licenses the Ritz-Carlton marks; it does not own, develop or sell this condominium.
  • Broker terms: registration, commission and buyer-protection terms require sales-team confirmation before a transaction. They do not change this editorial assessment.

Buyer fit

This may suit an end user who wants staffed residential service, a West Palm Beach base and an Intracoastal outlook, with the resources to fund both the purchase and the recurring service model. It warrants a more cautious comparison for a buyer who needs direct oceanfront living, near-term occupancy certainty or rental income to make the numbers work.

How it compares

South Flagler House is a useful West Palm Beach location and large-residence comparison. The Perigon provides a contrasting direct-beach setting in Miami Beach. Compare daily geography and ownership costs first; residence counts, branding and amenity lists alone do not establish value.

The RET view

Consider Ritz if you want its services and this West Palm Beach waterfront location. Then compare Residence 2606 or Penthouse B at a current written price, with full annual costs and verified terms. Decide whether that specific home suits your routine better than the alternatives.
