The Perigon, Miami Beach
OMA’s distinctive oceanfront architecture meets a smaller residential collection in Mid-Beach. RET’s focus is the selected plan, ocean exposure and all-in ownership commitment—not the silhouette alone.

RET Quick Take
The architecture matters most when it improves the home
The Perigon’s angled design matters most in the chosen home: room shape, terrace space, privacy and ocean outlook. Its direct beach setting and smaller collection are worth a look. Compare the exact floor plan and annual costs before deciding whether the asking price is reasonable.
Expect a large purchase commitment and ongoing costs for the services. Compare usable space, included services and completed alternatives as carefully as the architecture.

Project overview and current position
The sales team’s October 22 package describes 73 residences, with two- to four-bedroom layouts, OMA architecture led by Jason Long, interiors by Tara Bernerd & Partners and landscape design by Gustafson Porter + Bowman. Development partners are Mast Capital and Starwood Capital Group; the offering entity identified in the fact sheet is 5333 Collins Acquisitions LP.
The project has topped out. The official project news page, checked October 23, reports the tower reaching its full 17-story height. The official website now advertises Summer 2027 occupancy. That is developer guidance, not a contractual delivery guarantee. It supersedes the email’s older Q2 2027 closing estimate for this guide; obtain the selected residence’s binding dates and delay provisions.
Pricing and availability: a dated reference, not a live quote
The package supplied October 22 links to a sheet named “The Perigon Availability 5.4.26”, dated May 4, 2026 in its filename. The figures below are that historical sales reference. They do not confirm that these residences remain available today.
| Residence | Beds / baths | Interior / exterior sq ft | Price | Maintenance / month |
|---|---|---|---|---|
| 606 | 4 / 5.5 | 3,808 / 2,240 | $12,545,000 | $8,489.43 |
| 1202 | 3 / 3.5 | 3,528 / 918 | $13,387,500 | $7,110.99 |
| 1501 | 4 / 5.5 | 5,774 / 1,772 | $30,500,000 | $12,695.42 |
| 1506 | 4 / 5.5 | 4,784 / 2,588 | $20,900,000 | $10,646.63 |
| 1702 | 3 / 3.5 | 3,528 / 918 | $16,206,750 | $7,110.99 |
| Penthouse West | 4 / 5.5 | 5,685 / 6,487 | $37,000,000 | $12,561.26 |
These are source-listed asking prices and maintenance estimates, subject to change. Exterior space is shown separately; it is not interchangeable with interior living area. Current availability, updated charges and floor-plan measurement definitions require confirmation.
Payment structure
The October email states 20% at contract, a further 10%, 10% at top-off and 60% at closing. The middle installment is written with an apparent “90% days” typo, and the top-off date was still described as an estimate for Spring 2026. RET has verified that top-off has occurred and does not repeat those lines as a current payment timetable. The current contract must confirm the timing, any catch-up deposits for a new purchaser, escrow protections and refund provisions.
Ownership economics
The dated maintenance column gives a starting point for a unit-specific budget, not an all-in annual ownership figure. Request the latest association budget, reserves, insurance allocation and service schedule, then add property taxes, individual insurance, utilities and separately charged services. Home-management services are expressly described as extra-fee offerings in the fact sheet.
A large terrace may be valuable to you, but outdoor space is different from indoor living area. Check how much is shaded and usable, the outlook and the room proportions. Compare interior and exterior areas separately.
Neither a smaller residence count nor a distinctive design guarantees appreciation, rental income or a quick resale. Rental, assignment, financing and guest-suite terms require the governing documents.
Location intelligence
At 5333 Collins Avenue in Mid-Beach, The Perigon’s distinguishing setting is direct access to the Atlantic beachfront rather than a mainland or Intracoastal-only address. The supplied materials describe approximately 200 linear feet of shoreline and a site extending toward Indian Creek.
Ocean exposure, shade, wind and privacy still vary by line and floor. Test the actual walking route, beach access and daily trips along Collins Avenue; do not infer journey times or a guaranteed private beach from a rendering. Waterfront exposure also makes insurance coverage, storm planning and building operations relevant parts of the ownership review.
RET Worth Knowing
- Occupancy: official guidance now says Summer 2027; the purchase agreement controls.
- Payment wording: the supplied email contains a timing typo and an obsolete future top-off estimate. A current contract schedule is required.
- Availability: an October email links to a May price sheet. RET has not relabeled that sheet as current inventory.
- Collection scope: supplied sales materials identify 73 residences. Some articles linked from the official news page describe 72 units; confirm the final condominium schedule and any combinations for a transaction.
- Amenities: the proposed resident dining, butler, concierge and guest-suite program should be checked for inclusion, operating rules and charges.
- Imagery: developer renderings depict proposed features and illustrative views; they are not current construction photographs.
Buyer fit
This may suit a buyer who specifically wants a design-led oceanfront home, a relatively small resident community and a staffed service offering, and who can comfortably fund the deposit and recurring costs. It calls for a more cautious comparison if near-term occupancy, a low carrying cost, rental flexibility or an easy pre-completion exit is essential.
How it compares
Shore Club Private Collection is an oceanfront location comparison with a different scale and hospitality context. The Residences at Mandarin Oriental, Miami offers a contrasting Brickell Key, bayfront setting and longer completion horizon. Separate the location decision from the unit-level price and service comparison.
The RET view
Start with the exact plan, view and terrace. Then compare a current quote and service budget with other oceanfront homes you could buy. The architecture matters when it makes the home work better for you.
