RET Quick Take
This is a private home connected to an established resort. Decide how often you will use the resort, what access comes with the home, and what it costs to keep those rights.
RET’s test: separate the residence, the condominium services and the resort-club membership. Price each component against your intended use. A small collection supports a scarcity argument, but does not by itself prove fair pricing or a deep resale market.
Project Overview
The official Douglas Elliman sales announcement identifies a collection of 75 private condominium homes within The Boca Raton grounds, led by BDT & MSD Partners, with architecture by Hart Howerton and interiors by Pembrooke & Ives. The offering includes homes from two to five bedrooms, with distinct villa and penthouse categories.
The resort places the project beside its grounds and golf course. This is a resort setting, not direct oceanfront ownership or a promise of an ocean view from every home.
Why It Stands Out
Boca Raton is core RET geography. A 75-home collection within a resort setting offers a different scale and daily routine from a large urban branded tower. Buyers should distinguish limited residence count from the wider resort activity around it.
The resort setting may be worth the cost if you will regularly use the club and hospitality services. If you rarely use them, you may pay recurring charges for little personal benefit. Compare the cost with your own plans.
Location Intelligence
The project is described on the resort grounds in Boca Raton. Evaluate the residence’s actual entrance, access to daily errands, resort circulation and the practical trip to the facilities you expect to use. Access to resort amenities and direct ownership of a beach or boat slip are different rights.
The historic Mizner Park photograph is Boca Raton city context, outside the project. It is not a resort image, a construction report or a representation of the residence’s outlook. Confirm views and adjacent uses from the specific plan and current site documents.
Current Project Position
The resort’s public article describes a late-2026 groundbreaking target and anticipated 2029 completion. Those are published estimates, not verification that groundbreaking has occurred or a contractual delivery promise. Ask for the current construction program, closing expectations and the agreement’s extension provisions.
Pricing / Availability & Payment Structure
Current pricing and availability available on request. The resort article and the May 20, 2026 sales announcement quote different starting-price levels. RET has not reconciled those figures into a current offer and does not present either as today’s entry price.
No current deposit or installment schedule was verified in the reviewed public sources. Request a dated unit schedule, reservation and contract requirements, construction-linked payments, closing balance and purchase-cost estimate. Compare villa, terrace-residence and penthouse terms separately.
Ownership Economics
Budget separately for association fees, reserves, insurance, taxes, parking and optional services. Confirm which services are included, charged per use or covered by a separate agreement. A service list is not a final annual budget.
The resort describes an invitation to join through an Elite Residential Membership. Do not assume that club membership is free, automatic, perpetual or transferable with the home. Obtain initiation costs, dues, family eligibility, guest rights, capacity limits and resale-transfer terms in the governing documents.
Worth Knowing
- Seventy-five homes is the collection size in the official sales announcement; it is not a statement of unsold availability.
- The project, the resort and the club may have different contractual responsibilities.
- Confirm the residence-specific outlook. Marketing references to ocean and golf views do not guarantee the same view for every home.
- A small building may have fewer homes competing for sale, but also fewer past sales to compare. It does not guarantee an easier resale.
- Test resale depth using closed transactions at the relevant total price and size, including alternatives outside the brand. No reliable project resale history is established in this guide.
Who This May Suit
A Boca-focused buyer seeking a primary or seasonal residence who expects to use resort and club services, values a smaller residential collection and is comfortable with the full recurring cost. It may suit multigenerational use if the actual membership and guest rules support the intended arrangement.
Who Should Compare Alternatives
If you want control of a standalone waterfront home, direct beach frontage, a deeded dock or lower recurring costs, compare those rights separately. For an investment purchase, verify leasing rules, achievable rent and resale assumptions. Resort recognition is not an income plan.
Compare With RET
Ritz-Carlton West Palm Beach
Compare Boca resort integration with an Intracoastal urban-waterfront setting, including home size, service costs and access rights.
South Flagler House
Compare a different West Palm Beach residential scale and setting. Use current home-specific prices and budgets, not brand labels alone.
Boca Select
Review RET’s approved Boca resale alternatives, including the trade-off between a new resort residence and established local ownership.
Ask RET to compare the home price, resort membership and ongoing services separately. Get current quotes and governing documents before deciding.
The RET view
Choose the exact residence with its written ownership and service rights. The brand, amenities and small collection may appeal to you, but do not establish good value or an easy resale. Compare your intended use, full costs and realistic alternatives before committing.
