Could This View Be Blocked?
An open view today may change. Check nearby land, permitted building heights and any legal protection.

The Question
What can interrupt the view before resale? Boca Raton's 2026 downtown report lists 1,202 approved residential units awaiting completion or occupancy at its December 31, 2025 cutoff. An open urban gap cannot be priced as permanent simply because construction has not yet filled it.
What changed?
| Project / location | Reported approved program | Why it matters to a view buyer |
|---|---|---|
| Modera Boca / 400 S Dixie | 306 residences | A defined development parcel is different from protected open space |
| Camino Square Phase 2 / 171 W Camino | 374 residences | Check current construction and permitted building size for the exact site |
| Via Mizner phases 2–3 / 103–105 E Camino | 92 residences and 164 hotel rooms | Mixed uses create different massing and traffic considerations |
| Aletto / 135 E Palmetto | 134,173 office sq ft plus retail | Nonresidential construction can affect a view without adding condo resale competitors |
What it means for you
Unit counts do not tell you which view could be blocked. Aletto's office space may affect one window more than hundreds of homes elsewhere. Compare approved building heights, setbacks and position with the exact floor and direction of the residence's windows.
Who Should Care
For a lower-floor city view, map nearby land that could be developed first. Viceroy's proposed 500-foot height does not mean every residence sits above neighboring buildings. Check the exact floor and outlook against permitted heights nearby. At ALINA, a nine-acre community setting does not automatically give owners a legally protected open view.
What RET would do next
Separate three situations: a view that is open today, one protected by a documented physical or legal limit, and one facing land that can be developed. They do not justify the same extra price. Rivage's 200 feet of Atlantic shoreline helps explain its direct ocean outlook, but side views still need a check for the chosen residence.
Worth Knowing
Boca's project map includes proposed, approved, under-construction and recently completed projects. Its inclusion alone does not mean a project is approved or remains unbuilt today. ALINA 220 received a certificate of occupancy in the municipal 2025 reporting period; counting the whole community as future undelivered supply would distort the comparison.
What to Compare
Compare views using the same height reference, direction and permitted building size. Then check whether a recorded easement or public ownership limits future construction. A golf course, private landscaped land and open ocean have different protections. The 75-home Boca resort proposal does not establish a permanent right to a view across resort grounds.
