How RET Uses Evidence
Read the source dates and compare similar homes. RET explains the limits of the information; it does not provide an appraisal.
Updated · The periods covered by the figures are shown separately.
What does verified mean?
A source check means RET found the stated fact in the permitted source on the date shown. It does not mean RET inspected the home, verified the deed or obtained a binding quote. The article date and the date of the underlying fact are shown separately.
How comparisons should be read
Sales of similar homes help you compare an asking price; they are not an appraisal. RET considers location, size, home type, waterfront setting and sale date. Condition, renovation and seller concessions may still differ. A low price or a price cut alone does not prove good value.
The confidence label describes how much useful comparison information is available and where it differs. Limited information is not enough to claim a price advantage. RET does not fill gaps with private, restricted or excluded records.
What RET would do next
Use this guide to decide which documents, homes and inspections to examine next. Keep the original source periods in mind, distinguish asking prices from sale prices, and compare annual costs as well as the purchase price. Ask RET explains the published information; a human review is a separate request.
Worth knowing
A curated shortlist is not total market supply. City and county series describe their stated geography and property types. Market medians are not repeat-sale appreciation, a projected delivery date is not a contractual guarantee, and a rendering is not a construction observation.
Sources and dates
