South Florida Waterfront Hierarchy

Before paying more for waterfront, check that the boat route, dock rights and maintenance costs work for you.

Updated · The periods covered by the figures are shown separately.

The Question

Check whether your boat can actually reach the dock. A boat standing 65 feet above the water cannot pass under a bridge with 55 feet of clearance at the stated water level. That is the published closed clearance for SE 17th Street at mean high water. “Ocean access” alone does not tell you whether an opening is needed.

What it means for you

Under the rule effective February 19, 2026, SE 17th Street normally opens on the hour and half hour. On weekdays it opens on the hour during 6:50–9:10 a.m. and 3:50–6:10 p.m. Allow for those waits and no-wake speed limits when timing a trip from the dock to the inlet. Straight-line distance does not show how long the trip will take.

Who Should Care

In Las Olas Isles, Rio Vista and Coral Ridge, trace the water route for each address. A tall boat may need bridge openings; a deep boat may be limited by shallow water and tides. Even if you do not own a boat, these limits matter because they affect which future boat owners could use the property.

What RET would do next

Check the narrowest or shallowest part of the route before paying more for waterfront. A dock is of little use if the boat cannot safely reach it. Have a professional confirm the required safety margin. If both homes work, compare bridge waits, maintenance and insurance costs before paying extra for a route without fixed bridges.

Worth Knowing

Broward's effective flood maps changed July 31, 2024. A mapped high-risk zone represents at least a 1% annual flood probability; Zone X does not mean zero flood risk. A standard residential NFIP policy has a $250,000 building limit and $100,000 contents limit. That building limit is only 5% of a hypothetical $5M purchase price, and land is not insured: replacement-cost coverage needs separate analysis.

What to Compare

Get the permitted dock length and reach into the water, canal width, turning room, current low-water depth measurements, seawall heights and replacement quotes. Florida DEP's aquatic-preserve guidance includes a 160-square-foot criterion for the platform at the end of a dock in that specific setting. It is not a statewide right to build that size. An existing dock does not prove what you may legally replace it with.

Sources and dates

Research reviewed October 23, 2026. Periods, geography and property type follow each source; asking prices are not closing prices, medians are not repeat-sale appreciation, and illustrated costs are assumptions. RET analysis is not an appraisal or a forecast. Property documents and current written quotes govern a transaction.
