Four city comparisons show different prices, selling times and price cuts. Use similar homes to judge a particular luxury property.

Updated · The periods covered by the figures are shown separately.

The Question

Where should you prepare to act, and where might you have more negotiating room? Parkland recorded 57 days on market, compared with Weston's 81, Boca's 78 and Fort Lauderdale's 104 in Redfin's three months ending September 2026. These describe the homes sold in each city, not a deadline for an individual sale.

What it means for you

Parkland's median price rose 10.7% and sales rose 39%. Weston's median fell 1.1% and sales fell 6.4%. Fort Lauderdale's median rose 14.1%, but sales fell 1.6% and days on market were 104. More sales alongside rising prices gives buyers a stronger reason to prepare early than a price rise alone.

Who Should Care

If you need financing and are comparing Parkland with Weston, note Weston's longer selling times and 35.2% share of listings with price cuts before conceding on price. In Boca, compare club homes and downtown condos separately. In Fort Lauderdale, check boat access and flood risk for the exact waterfront home.

What RET would do next

Choose the home that suits your routine and compares well on price and annual costs. These city figures do not rank investments. In Parkland, prepare financing and inspections early; in slower-selling Fort Lauderdale, ask for evidence of competition before rushing.

Worth Knowing

Price cuts appeared on 29.7% of Parkland listings, 35.2% in Weston, 27.6% in Boca and 30.8% in Fort Lauderdale. Even cities with rising median prices have sellers adjusting. A median describes the mix of homes sold; it does not track the value of the same house over time.

What to Compare

Separate houses from condos before judging negotiating room. Broward has 4.2 months of house supply and 10.2 for condos; Palm Beach has 3.6 and 6.8 respectively. More months generally give buyers more choice. Redfin's city sale-to-list ratios and the associations' original-ask ratios use different reference prices, so do not treat them as the same discount measure.

Sources and dates

Research reviewed October 23, 2026. Periods, geography and property type follow each source; asking prices are not closing prices, medians are not repeat-sale appreciation, and illustrated costs are assumptions. RET analysis is not an appraisal or a forecast. Property documents and current written quotes govern a transaction.
