RET Intelligence · Episode 06
What Are You Really Paying For in a Branded Residence?
When two residences offer similar views and square footage, why can a global hospitality name change the price so dramatically? RET examines what the premium buys and whether it suits the buyer.
What the brand premium buys
The proposition can combine recognizable hospitality standards, design, amenities and an ownership experience. A name alone does not establish value. Compare the actual residence, location, services, access rights and ongoing costs.
Service and management
Concierge and hospitality are part of the appeal. Review the documented operating model, management arrangements, service scope, staffing and fees. Confirm which services are included and which carry additional charges.
Design and the amenity ecosystem
Newer product, curated common spaces and connected amenities can shape daily life. Beach, marina, wellness, dining and cultural experiences differ by project; verify access, membership terms, delivery status and operating arrangements.
Global recognition
A familiar hospitality name may help a buyer understand the intended experience. Recognition does not guarantee service after delivery, price appreciation or a particular resale outcome.
Resale and liquidity considerations
Assess completed sales, competing supply, ownership costs, restrictions and the depth of the relevant buyer pool. Brand recognition alone does not establish resale liquidity. RET does not assign a numerical premium or predict a resale result from the name.
Where the premium may not be justified
The test is whether service, scarcity and ownership experience remain meaningful after delivery. A non-branded alternative may offer more space or a preferred location for the same budget. Compare like-for-like residences and total ownership costs, especially when amenities would see limited use.
