New Construction vs Completed Waterfront Resale

Same Price. Different Value.

Same price. Different value.

At the same price point, new construction and completed waterfront resale can offer very different kinds of value. In South Florida, that decision is rarely just about square footage or finishes. A new development may offer branded service, newer design, fresh amenities, and the appeal of buying into something before it is delivered. Completed waterfront resale offers something different: a building you can evaluate today, observable sales history, and a clearer picture of what the ownership experience already looks like. From the water to the neighborhood, you can see and experience it today.

How value differs at similar price points

An equal asking price is a starting point, not proof that two homes are equivalent. Compare usable space, floor plan, view, waterfront access, service entitlements, fees, parking, condition and capital needs. A developer starting price and an individual resale asking price are different kinds of evidence. Match an actual available residence, collection, view and total ownership budget before drawing a price conclusion.

Design, service and amenities

New development may offer a coordinated design program, contemporary layouts and building systems, fresh shared spaces and branded service. Confirm which services are included, which require separate payment and whether proposed features appear in the purchase documents. In a completed building, inspect the actual residence, amenity condition, staffing and service delivery. Renovation quality and ongoing association work can change the practical comparison.

Timing and staged capital commitments

A preconstruction purchase can involve deposits at contract and later milestones, followed by a balance at closing. Timing, financing and cancellation rights depend on the actual agreement. Compare the opportunity cost of committed capital, delivery uncertainty and interim housing needs. A completed resale can offer a shorter path to closing, but inspection, financing, association approval and occupancy still require verification; completed does not mean vacant or immediately available.

Established resale history

A completed building offers a record of actual transactions to study. RET compares relevant closed sales by location, unit characteristics, condition, view and transaction date when verified evidence supports the comparison. Asking prices and price reductions alone do not establish value. New development has a different evidence base: current developer offerings, contracts and comparable completed products, with the limits of those comparisons made clear.

Present-day ownership visibility

At resale, buyers can inspect the home, visit the waterfront and neighborhood, review association budgets and reserves, insurance, assessments, inspection reports and maintenance obligations, and ask about actual operations. These documents may reveal costs that a polished marketing presentation does not. For new construction, distinguish contractual commitments from conceptual renderings and estimates. Neither route removes the need for document review and professional advice.

Liquidity and market behavior

Completed resale history can help buyers understand transaction frequency, competing listings and the range of achieved prices. It cannot guarantee a future resale. For a new development, review assignment and resale restrictions, future supply, delivery timing and the potential competition from unsold developer inventory. Branding, scarcity and amenities may influence demand, but none guarantees appreciation, rental income or liquidity.

Buyer profiles each may suit

New construction may suit a buyer who values future design, branded service and a coordinated amenity program, can tolerate the delivery horizon and staged commitments, and has flexibility about occupancy. Completed waterfront resale may suit a buyer who prioritizes inspecting what exists, evaluating documented ownership costs and sales history, and enjoying an established waterfront setting sooner. Lifestyle, service needs, boating requirements and capital flexibility should guide the choice.

Real RET new-development examples

Waldorf Astoria Residences Pompano Beach offers an oceanfront branded-residential reference. St. Regis Bahia Mar offers a Fort Lauderdale beach-and-marina ecosystem; distinguish Private and Resort collections and verify separate berth terms. Faena Residences Miami provides a Miami riverfront reference with a different urban setting and design proposition. These are different locations and products, not an assertion of equal current prices or universal substitutes. Use their full RET guides and obtain current residence-specific availability and terms.

Completed waterfront resale alternatives

The existing waterfront residences used in this comparison provide a completed-property and established-resale-history reference point; they are not direct substitutes for the new branded offerings.

Worth Knowing

Compare total commitments, not just the purchase price. Verify service charges, association finances, insurance, taxes, assessments, inspections, rental and resale restrictions, marina availability and residence-specific contract terms. Waterfront can mean oceanfront, riverfront, Intracoastal or another setting; the lifestyle and boating utility differ. Renderings depict proposed features, not a delivered condition. An asking price is not a valuation and a target delivery date is not a guarantee. RET does not promise future returns.

Same budget, different leverage

A luxury budget can lead to different negotiating positions in completed resale and new development. An existing residence lets a buyer inspect the home and building today, review actual ownership costs and sales history, and compare alternatives already on the market. Those advantages can create negotiating flexibility; the seller's motivation, residence condition and the competing inventory still matter.

For August 2026, MIAMI REALTORS® + RWorld reported 12.1 months of supply for existing condominiums in Miami-Dade and 9.9 months in Broward. The association described both as buyer's markets. These are dated countywide measures across price points—not supply estimates for luxury waterfront condos, a specific building or a particular residence. They provide context, not a guaranteed discount.

New development offers a different proposition: newer design and product, potentially branded service, a limited choice of specific residences and staged delivery. Scarcity is project- and residence-specific. Deposits, delivery dates, service arrangements and incentives require current written confirmation; a countywide resale statistic does not establish the leverage available with a developer.

RET compares the choices neutrally at the same budget: what can be inspected now, the capital commitment over time, ownership visibility, available alternatives and which trade-offs fit the buyer.
