Viceroy Residences Fort Lauderdale

An urban branded-residence proposition by Naftali Group: city access, a broad service offering and a purchase decision that should turn on the home, recurring costs and nearby competition.

RET Quick Take

Consider Viceroy if you want a serviced home and regular access to downtown Fort Lauderdale. Beach visits arranged by a concierge are different from living directly on the sand.

RET’s test: compare the actual plan, outlook, service budget and price with other city homes first. Then decide whether paying for direct waterfront ownership is worth the difference to you.

Project Overview

Naftali Group identifies the project at 505 NE Second Street and names Arquitectonica for architecture and Rockwell Group for interiors. The project website describes a 500-foot tower and one- to four-bedroom residences. The sales gallery is separately listed at 451 NE 4th Street; that is not the building address.

The developer and project website advertise roughly 30,000 square feet of amenities and Viceroy services. Check what the purchase documents promise, when services will open and what they cost. A residential service program may differ from a hotel stay.

Why It Stands Out

Viceroy combines a city location with residential services. That may be useful if you spend more time at restaurants, meetings and cultural destinations than on a private beach.

Fort Lauderdale can attract more development as well as more buyers. Compare the Viceroy residence with new and existing city homes, including those without hotel branding. City growth does not prove demand for the exact size and price you plan to buy.

Location Intelligence

The official location narrative connects Las Olas, Flagler Village and downtown. The beach is described as a car or bicycle trip, not a beachfront address. Visit the approaches at the times you would actually use them; test the pedestrian route, evening activity, traffic and practical access to everyday errands.

The neighborhood photograph above shows downtown Fort Lauderdale only. It does not identify the proposed tower, confirm construction progress or establish a view corridor. Review orientation, adjacent parcels and possible future obstructions for the specific residence.

Current Project Position

Official public pages describe the proposed architecture, amenity program, sales gallery and selected plans. RET has not verified a current contractual delivery date or construction milestone for this guide. Request the latest construction update, expected closing window and contract provisions before choosing a purchase timetable.

Pricing / Availability & Payment Structure

Current pricing and availability available on request. The official availability page displays selected plans; it is not a reservation or a complete inventory commitment. RET is not treating isolated website price or carrying-cost fields as a current offer for a specific home.

A current deposit schedule has not been verified from the reviewed public sources. Obtain the reservation and contract deposits, installment dates or milestones, closing balance, cancellation conditions and any financing restrictions in writing. Compare cash committed over time as well as purchase price.

Ownership Economics

Ask for the unit-specific association budget, services included in the base charge, insurance structure, reserves, parking and storage costs, property-tax estimate and optional service fees. Compare both monthly cost and annual carrying cost; a smaller home can have a higher cost per interior square foot.

The project’s service page explicitly says some services can carry additional fees and be subject to availability. Verify how beach access and external club benefits are funded, who is eligible, whether they transfer on resale and what can change. Do not assume rentals, hotel-style operation or a return on the brand premium.

Worth Knowing

  • Urban access and direct waterfront scarcity solve different needs. The project is not presented here as oceanfront.
  • A sales-gallery address is not a residence address.
  • Confirm the exact collection, permitted use, leasing rules and total residence count from the current offering documents; public descriptions of the residence mix are not fully consistent.
  • Membership, service and view benefits should be checked at the residence and contract level.
  • Before planning a resale, compare competing layouts, future projects and full annual costs. The brand alone does not promise a buyer.

Who This May Suit

It may suit a primary or second-home buyer who uses downtown regularly and will pay for coordinated services. Compare the range of layouts with projects made up of fewer, larger residences.

Who Should Compare Alternatives

If direct beach access, a dedicated boat slip or a very small building is essential, compare those features separately. For a rental investment or lower-cost ownership, get verified rental rules and a complete annual budget first.

Compare With RET

St. Regis Bahia Mar

Compare an urban daily routine with the Bahia Mar beach-and-marina setting. Establish which residence collection and boating rights apply.

Waldorf Astoria Pompano Beach

Compare an oceanfront home’s layout and full costs with Viceroy’s city setting. A price advantage needs current quotes for suitably similar homes.

Use Ask RET for a guide-based comparison, or request current quotes through the availability inquiry. RET’s comparisons separate location, services and contractual rights; they are not valuations.

The RET view

Choose the exact residence with its written ownership and service rights. The brand, amenities and small collection may appeal to you, but do not establish good value or an easy resale. Compare your intended use, full costs and realistic alternatives before committing.
