Can Your Boat Use This Waterfront Home?

“Ocean access” describes a connection. It does not tell a buyer whether a particular boat can comfortably use that connection. The ownership question begins at the dock and continues through every canal, bridge and turning area on the way to open water.

RET’s approach is vessel-specific: evaluate the home and the operating route together. Similar frontage and similar asking prices do not establish equivalent boating capability.

Start with the boat, then trace the route

Identify the boat’s full length, width, depth below the water when loaded, and height above the water, including equipment that cannot be lowered. Then trace the complete route from the berth to the Intracoastal and intended ocean inlet. Record each constraint and its evidence date. A gap in the evidence is marked Not verified.

Fixed bridges and opening bridges create different questions

A fixed bridge makes overhead clearance a physical constraint. An opening bridge adds operating questions: its opening schedule, restrictions, available passage and room to wait. A route should be evaluated bridge by bridge, including the approach and departure.

Clearance also changes with water level. Higher water reduces the space beneath a fixed bridge; lower water may create a different problem below the keel. NOAA explains that its air-gap measurements track the distance between the underside of a bridge and the water surface, accounting for changing conditions. A listing phrase is not a clearance measurement.

Depth, width and turning room

Review depth at the berth, along the canal and at the shallowest part of the route. Establish the measurement date and water-level reference, and account for the buyer’s loaded vessel and operating margin. A photograph cannot verify underwater depth.

Waterway width is also different from usable maneuvering space. Docks, moored boats, bends and opposing traffic can change how an approach works. Review where the vessel can turn, how it enters the berth and whether assistance may be needed. These are checks to document, not capabilities to infer from an aerial image.

NOAA’s U.S. Coast Pilot provides navigation context, including routes, channel descriptions, bridge clearances, water levels and small-craft facilities. Property-specific measurements and current local conditions still require confirmation.

Frontage is only one part of dock configuration

Seawall length does not automatically equal usable berth length. Review the dock layout, piles, lifts, setbacks, neighboring arrangements, shore connections and the space occupied by the vessel itself. Check the seawall’s condition and the documented dock approvals separately.

Fort Lauderdale’s dock and mooring provisions relate structures and vessels to waterway width and property boundaries. Applicable requirements, approvals and any waivers must be checked for the actual parcel; a general rule does not establish that a particular berth is authorized.

Compare homes by operating capability

Two premium waterfront homes may compete for different boat owners even when their frontage and prices look similar. One buyer may prioritize frequent ocean trips; another may value protected local cruising. RET compares the route, dock geometry, waterway width, documented depth and vessel fit alongside the residence itself.

The resulting boating profile should show what is verified, what remains unknown and which conditions affect practical use. It should not turn missing measurements into a claim that a home is either yacht-capable or restricted.

Waterfront is a property characteristic. Boating utility is an operating capability. RET evaluates both.
